• All online reservation are subject to confirmation by our office,
of the availability of the rental property you have picked. You will
receive a phone call from our office to confirm the specifics of
your rental request.
• This is only a summary of the Terms and Conditions and is not your
actual contract. Once reservation has been confirmed by our office,
you will receive an additional email from us with a clickable link that
will take you to the actual contract for your electronic signature for
the property you are renting.
• VRBO/Homeaway charges a service fee. It is charged to you directly. This
fee is non-refundable. (If you booked through VRBO/Homeaways website)
• Reservation Policy: At the time of reservation, we require ½ of
the total rental rate (base rate+1/2 of the 6% sales Tax+1/2 of the 5% booking fee)
plus, the refundable security deposit to be paid. On or before 30 days prior
to your arrival the remaining balance must be paid in full. For
your convenience we accept Visa, MasterCard, Discover and
American Express. We will also accept pre-authorized personal
• Cancellation Policy: For a full refund of your deposit, Paradise
Properties USA requires written notice at least 90 days prior to
your check in. If cancelation is made less than 90 days prior to
your check in you will forfeit all funds paid to that point unless
Paradise Properties USA successfully secures another rental for
that same time period. All cancelations will be subject to a cancel-
ation fee of $100.
• Check in and Check out: Home & Cottage Check out time is at
9:00am promptly; no additional time can be given in the months
of July and August; Check in is after 3pm. NO EXCEPTIONS
IN EITHER JULY OR AUGUST.
• Pets: Unless specifically noted, our properties do not accept pets
of any kind. Tenants renting through Paradise Properties USA
may only bring pets to properties that allow them and arrangements
must be made in advance and in writing with Paradise Properties
USA. A pet fee is charged if you bring a pet to one of our pet-
friendly rentals and in some cases an additional cleaning fee may
be charged. If a pet has been reported or found in your unit without
our consent, you will be assessed fine equaling half of the property's
rental cost and immediate removal of the pet is required. If a pet is
not removed from the unit immediately your rental will be termin-
ated and you must leave. You will be responsible for any additional
• Occupancy: The number of people that a unit will accommodate is
listed on the website and on our contracts. Overcrowding is not per-
mitted under any circumstances. Occupancy is randomly checked
and strictly enforced. Day Guests are NOT allowed unless previously
approved by Paradise Properties in writing.
• Air Conditioning: Unless specifically noted, our units DO NOT have
• Housekeeping: Your rental will be clean prior to arrival and will be
cleaned upon departure. linens and towels are not supplied unless
otherwise specified. If you would like to have linens and towels pro-
vided you may rent them at an additional fee. Should there be any
housekeeping issues with your home or cottage or condo please call
our office immediately (231)-331-4423, not at the end of your stay
so we can remedy the situation (no discounts will be given). Prior
to your departure, please wash all dishes, close windows, turn off fans
and A/C (if applicable) and leave the premises in a respectable order.
• Condominium, Cottage & Home Disclosure: Paradise Properties
USA is a rental agency for condominiums, cottages, and homes that
are independently owned. Due to the nature of this relationship, we
cannot completely control the use of the accommodations we manage.
Although problems are rarely encountered, we must reserve the right
to change accommodations up to and including the day of arrival to
the best of our ability.
• Payment of Nights Reserved: The guest is responsible for payment
of all nights reserved, regardless of the guest's actual arrival or departure.
• Entry of Premises: An authorized employee or repairman may enter the
premises during customary business hours for any purpose connected with
the repair, improvement, care and management of the premises.
• Taxes, Fees and Security/Damage Deposit: Taxes, Fees and Security/
Damage deposits are NOT quoted in rates.
• Amenities: Features and amenities are subject to change without notice. In-
formation regarding the property and/or amenities may have been gathered
from a third-party source. All information is deemed reliable, but not
• Watercraft Storage Facilities: Although it is convenient to keep your boat
in the water during your vacation please take note of weather and lake condi-
tions when securing your boat for extended periods of time. Many of our water-
front homes offer a dock, mooring anchor and/or a boat hoist. Tying up to a
waterfront dock on Elk or Torch Lake is strictly prohibited. Mooring anchors
are usually sufficient for lightweight, calm water, daytime use. Use of a hoist
at a home that offers one must be pre-arranged and the boat must be within the
size and weight capacity of the hoist. Use of all watercraft storage is at your
own risk. Neither Paradise Properties USA or the property owner will be held
responsible or liable for any property damage and/or personal injury resulting
from the use of a boat storage facility. Furthermore, any damage cause to water-
craft storage facilities due to renter’s improper use will be repaired or replaced
at the renter’s expense. There are several area marinas that rent slips or dry dock
storage spaces for your use during your vacation. Please contact us for a list of
marinas nearest the home you are renting.
